Tax-efficient early payoff of mortgage/debt without selling the underlying asset.

I would like a way to model different scenarios around pre-paying a mortgage without selling the underlying asset. Specifically, our plan is to sell our existing house, travel exclusively for several years, and then buy a condo. Buying the condo with tax-deferred accounts triggers a massive tax spike that I want to avoid. We would like to model buying the house with down-payment of $X, finance the rest, and then use pre-tax accounts up to Y% tax-bracket to payoff the mortgage over the next Z years. Right now, I only have the option of setting a monthly payment
